Beginning in June 2026, Chesterton Academy of Our Lady of Victory’s new, permanent campus will be located at 7018 S. Prince Street, Littleton, CO. With over $1.7 million already committed, we are now collecting on those commitments to complete the purchase and prepare for occupancy in the second week of June.

Of all of the options available to us, the Mackintosh Academy campus represents the ideal balance of geographic location, readiness for the 2026-27 school year, fewest downsides, long-term stability, and lowest overall cost.

Yes. Many of those options were either considerably more expensive, would have required substantial work to get them ready for the start of the 2026-27 school year, were significantly outside of the geographic area of the majority of our families, or were zoned for other uses.

Yes. Our current lease at LCC is a very friendly $132,000 per year. As we looked at other options in the area, it became clear that the cost to lease a very similar property would be 3-4x our current lease agreement. Many of the properties that we looked at were either geographically very far outside of where the majority of our families live (e.g., the former Colorado Skies Academy by Centennial Airport) or would have required significant building modifications/creativity to get them ready to house a school with more than 100 high school-aged students. We also seriously considered renting modular classrooms and asking local parishes to house us for the year while continuing our search for a permanent home. At the end of the day, all of these options came with considerable downsides that made them less preferable than purchasing the Mackintosh Academy property.

No. Our last significant communication with LCC regarding the building took place on November 19th, when LCC informed us that they were under contract with a buyer who requires all tenants to move out of the building by June 25th, 2026. Since then, they have asked us to vacate the current building by June 18th.

Almost all of the property is currently school-ready, with the notable exception of the small south building, which is not currently ADA-compliant. While minor modifications may be required as we approach the upper limits of our current growth plan, we are confident these modifications can be completed well in advance of reaching that point.

Currently, the land use permit from the City of Littleton allows for expansion up to 33% of the 2.85-acre footprint. Mackintosh Academy’s campus covers roughly half of the footprint, so there is ample room for expansion on the current site. The campus is also surrounded by single-family homes on approximately half-acre lots, which may present future acquisition opportunities. In addition, the existing outdoor field and playground spaces could be partially repurposed for building or parking expansion if needed. Any expansion plans would have to be approved by the City of Littleton, whose approval process is obviously outside of our control.

Currently, there are 17 toilets on the Mackintosh Academy campus. Since these are single-toilet bathrooms with locks, we do not need to differentiate between adult and student bathrooms. We will need to take 4 toilets in the gym out of commission until those bathrooms are renovated, which leaves us with 13 usable toilets on campus next year. With a total student body of 105 next year and 20 adults, we will have 125-130 people on campus with 13 toilets. A 10:1 ratio is lower than even the strictest elementary school standards (which is usually 15:1). All of this assumes no expansion, and 4 toilets taken out of commission.

While the answer depends on the event, for larger indoor events that involve the entire school community as well as extended families (e.g., Advent Lessons and Carols, Evening of Fine Arts, etc.), we will likely need to host these events off campus. While that could change with the expansion of the Mackintosh Academy property, it would almost certainly have been the case during the 2026-27 school year, even if we had remained at LCC. For smaller events, like Drama productions, we will still be able to host those at the new campus.

The campus can currently support approximately 150 students. With modest expansion, enrollment could grow to 160 to 200 students pretty easily. Its proximity to St. Mary’s Virtue School of Littleton, less than 2,000 feet away, opens meaningful opportunities to engage families that we have historically found difficult to reach. Ample outdoor space will allow us to do more of the kind of outdoor formational activities that our students have found so valuable.

Yes. The campus includes dedicated space for fine arts, a hallmark of Chesterton Academy education, and outdoor areas well-suited for leisure, community life, and sacramental formation.

The campus currently includes 37 parking spaces for faculty, staff, and visitors. This year, OLV faculty, staff, and students occupy 45-50 spaces. That number should remain relatively stable next year. Short-term parking solutions include neighborhood street parking and a potential agreement with St. Mary’s of Littleton, located less than 2,000 feet away, to use underutilized portions of the southeast portion of their parking lot during the school week. Long-term solutions could include the purchase of one of the surrounding half-acre lots, which could add approximately 60 to 70 parking spaces, more than sufficient for current and future needs. Alternatively, it may also be possible to convert some of the ample green space—especially the lower level that is currently used for playground space—into parking. We will explore the use of a morning and afternoon crossing guard at the school entrance to ensure the safe travel of students to and from school. For larger on–campus events, the leadership at Mackintosh Academy has shared with us that their families have always parked in the surrounding neighborhoods without issue.

This property provides both stability and room for long-term growth, two things OLV has sought since its founding. Ownership allows us to plan strategically rather than year to year, unlocks funding streams unavailable to tenant schools, and enables the daily presence of the Blessed Sacrament on campus for students, families, faculty, and staff. The campus offers ample outdoor space for leisure, formation, and engagement with creation, as well as dedicated facilities for fine arts, including a permanent art room. Its location offers convenient access for families in Englewood, Littleton, Lakewood, Highlands Ranch, Centennial, and Lone Tree.

Our current arrangement leaves us dependent on a third-party landlord whose priorities may not align with OLV’s long-term needs. The fact that Littleton Church of Christ decided to put its property on the market for sale is a prime example of that. The purchaser of the LCC property is not renewing our lease. While we could have sought another facility to lease, there’s no reason to think we would not in the future face a similar eventuality. Here, we were fortunate that Mackintosh Academy was available; we made the decision to capitalize on that good fortune and not assume we would be similarly so fortunate if we were to later face another lease non-renewal. Simply put, ownership gives OLV control over its future and allows for planning in five- to ten-year horizons rather than reacting annually to lease uncertainty.

Our two largest feeder schools, Our Lady of Lourdes and Ascent Classical Academy of Douglas County, are both approximately 17 minutes from the Mackintosh property, which is comparable to our current location. The campus is also within close walking distance of St. Mary’s Virtue School of Littleton, which serves a substantial student population that has remained relatively untapped. The campus is located very close to the center of the heatmap of our current families.

While our due diligence process revealed very little work that needs to be done, there is approximately $170,500 worth of anticipated deferred maintenance that will need to be completed. The sellers have agreed to a $170,500 buyer’s credit to account for that work.

We will be financing $2.3 million of the overall $4 million purchase price.

As part of our efforts to secure financing, we had an appraisal of the property done by a third-party inspector. That third-party appraisal came back at $4,125,000. The school will own nearly three acres of high-value real estate located close to downtown Littleton, a strong position from a long-term marketability perspective.

The gym will serve as a suitable space for all-school Masses for both the 2026-27 school year and into the foreseeable future. For larger all-school Masses (e.g., with the Archbishop), we will have the opportunity to utilize local parishes via a special bell schedule for that day. Historically, these “special schedule” Masses occur 3-4 times per year.

There are currently 12 classroom spaces on the Mackintosh Academy campus. Without expansion, this meets both our current and anticipated classroom needs. Additionally, the average classroom size is significantly larger than the average classroom size of our current building.

No. The purchase strengthens our ability to deliver the same robust, joy-filled, Chestertonian classical Catholic education that has hitherto defined Chesterton Academy of Our Lady of Victory.

With our closing date set for Monday, June 8th, we hope to be able to welcome current and future OLV families onto our new property as early as Tuesday, June 9th. We will also need significant community help moving and getting things set up for the start of the school year, so there will be ample opportunities for all of our students and their families to spend time on campus throughout the summer. We also look forward to hosting a number of events for current and future OLV families on the campus.

We’ve asked the current owners to remove all furniture, fixtures and equipment that cannot be used by high school-aged students. Fortunately, most of their furniture is either adult-sized or can be easily adjusted to be adult-sized. There is very little that OLV will need to purchase before move-in.

We currently own all of the desks, lockers, and microwaves that our students use, and those will come with us. We own some of the chairs, but not all of them. We do not anticipate needing to use much, if any, of the current OLV student furniture since the furniture, fixtures and equipment that the current owners will be leaving at the new campus is of a much higher quality.

In many ways, the space for drama is superior to our current location, with decent backstage space and ample storage located in very close proximity to the stage. There is a soundboard and lighting that are roughly equivalent to what we’ve had at LCC for the last three years.
